Welcome to Period Property Maintenance

Throughout the hot summers and bitterly cold winters, wooden sash windows can become weathered and over time need treatment and maintenance. Period Property Maintenance takes care of this and helps your windows to look as good as the day you brought them.

There are occasions when the wood in the windows has deteriorated to such a degree that the window cannot be repaired. We are not currently in a position to offer a fitted build and replacement service, though we hope to be able to in the near future.

Preparation

  • Detailed examination to check that the window is sufficiently strong to be repaired.

  • Remove upper and lower windows. This will require that the parting beads.are removed and in many instances the windows will be sealed with many layers of paint.

  • Note: While every effort is made to undertake this carefully, there is likely to be some damage to the surround which will need repair at the end of the job.

  • The windows will be removed to the work shop and the hole will be blocked with hardbourd.

  • The window and/or the frame will be tooled to an approximate fit to each other to elimate major gaps and make sure that the latches fit.

  • Replacing broken or cracked glass is not included in this proposal.

  • Putty will be repaired as necessary

  • The counter weight system will be refurbished

  • New sash cords

  • Service or replace pulleys

  • Clear out and lubricate the lead drop areas.

  • Note: New glass may be heavier than old glass requiring a complete rebalancing of the counter balance system.

 

Renovation and Draught proofing

  • There are 3 major and 4 minor sites of draught on an average sash window. These points will all be fitted with long life recessed draught exclusion strips

  • Both sashes are lifted out of the box frame

  • Remove excessive paint build-up where it impedes movement

  • Sand to a smooth firm surface

  • Fill where necessary

  • Undercoat exposed woodwork

  • Small grooves are cut into the sash frames and carriers

  • Insert brush pile and seal

  • Remove existing parting bead

  • Replace with new wooden parting bead

  • Accurately weigh sash and if necessary, adjust weights as required.

  • Replace pulleys if necessary

  • Re-align sashes where practical

  • Re-assemble within the box frame with new box cords

  • The staff bead with brush pile is then installed.

 

Testing On completion

  • Ensure that all windows slide smoothly and easily.

  • That fitting operate easily

  • Test for draughts with the laser thermometer.
